DBFL provided structural and civil engineering services for this residential development of 90 homes in the heart of Dundrum village comprising 87 one, two and three bedroom apartments and 3 dwellings in the protected Herbert Hill House and Lodge.
The apartment blocks were constructed with reinforced concrete load-bearing walls and precast hollowcore floor slabs. A set back prenthouse steel framed structure offers panoramic views over south Dublin
Extensive refurbishment was carried out to the protected Herbert Hill House and Gate Lodge. The works included strengthening of the floor and roof timber structure and repairs to the existing stone and brick internal and external walls. A double storey extension was constructed to the rear of the House and the old stable blocks were refurbished into two new outhouse buildings. A single storey mono-pitched extension was built to the rear of the Gate Lodge.
DBFL’s scope of work also included design of surface water drainage, foul drainage and water supply infrastructure within the site.
The apartment block is constructed over a single level basement set into the existing granite rock profile adjacent to the Luas Green Line which is located approximately 7.5m below podium level on the eastern boundary of the site.
Careful consideration was required of the construction method for forming the basement due to the presence of rock and the close proximity to the Luas line. DBFL consulted with Transport Infrastructure Ireland (TII) prior to commencement and produced a Construction Methodology Report outlining the form of construction of the basement and the process for monitoring vibrations and movement of existing Boundary Wall structures adjacent to the Luas Line.
