DBFL provided civil and structural engineering services as part of a novated Design & Build Team with Bennett Construction. Design was taken from post planning stage to completed handover.
Beckett Locke is an 8-storey apart hotel located beside the 3 Arena in the Docklands. Located at the Luas terminus, this development consists of 241 apart hotel rooms, varying from studio to one and two bed units with associated kitchens. The ground floor comprises of reception, bar, restaurant, gym and retail areas. The upper floor rooms are situated around a central lightwell that provides light to the both the rooms and the ground floor lobby which has a 20m x 12m feature roof light overhead at first floor.
The structural form is that of an in-situ reinforced concrete flat slab structure supported by columns and RC walls from ground floor to roof. The building is founded on reinforced concrete ground beams and pile caps spanning between reinforced concrete continuous flight auger piles to specialist design. The facade is a mix of SFS faced with a brick outer leaf and full height glazing/spandrel panel elements.
Recessed RC flat slabs were designed to allow for the prefabricated bathroom pods to sit in place when delivered on site.
Site challenges revolve around the size of the site and its busy city centre location. Careful consideration was given in terms of delivery of material to site in line with the construction schedule.
The development incorporated the provision of SUDS measures including an underground attenuation tank, a rain garden at ground floor level and blue roof retention systems with localised green roof planting. An underground rainwater harvesting tank also supplies grey water for use in hotel toilets.
