This 5-storey, mixed-use development on Ballymun Main Street consists of a 93-bed hotel, 150 apartments, 3,500sqm of office space and 2,900sqm of retail units. Much of the parking requirements for the development are provided by an basement car park covering 75% of the footprint of the development.
The construction consists of a piled perimeter basement wall with a reinforced concrete frame including a transfer slab up to first floor level. Because of a tight construction programme and access restrictions, the structure above this level is prefabricated concrete wall panels and precast floors, with a steel frame to the roof.
Because the development is taken to the full extent of the site, the 1.5m change in level across the site required careful consideration. Level access wall required to all ground floor units and the close proximity of the adjacent roads required a raising finished floor levels incrementally with void formers and screed to overcome this issue.
