Termini is a Grade A office development in a prime location, directly opposite the Sandyford Luas stop. Built over a single basement level car park, Termini provides office space of approximately 20,264sqm over six storeys. DBFL provided full civil and structural engineering services for the project.
The structure is an in-situ reinforced concrete framed solution with in-situ concrete flat slabs from basement to ground floor and bonded post-tensioned concrete flat slabs from first floor to roof. The circulation and services cores are centralized on the floor plates thus facilitating floor to ceiling glazing around the full perimeter of the building. This maximizes natural light into the building and views out.
The development incorporates SUDs features in the form of permeable paving, rainwater harvesting and a green roof. High quality shower, changing and cycling facilities are also provided at basement level. All materials selected for the construction of the building were chosen with consideration of sustainability.
A reduced volume of concrete used in comparison to traditional concrete frame structures through the use of thinner post-tensioned floor plates resulting in a reduction in the buildings overall embodied carbon and a more open plan floor plate.
